Every grower asks how long it takes. Most suppliers answer with the shipping time, which is the one part of the project that is rarely the problem.

Here is the honest version: the sequence, where the delays actually come from, and the one scheduling decision that matters more than any individual step.

The sequence

Design and sizing. You define the crop, the area, the climate and the structure. This moves as fast as you supply information. Growers who arrive knowing their crop, their county and their water situation get through it quickly. Growers still deciding what to grow do not, and should not.

Permits, if your jurisdiction requires them. Fully outside your control and highly variable by county. Start this early. It is the single most common cause of a project sitting still.

Manufacturing. Structures are built to your specification: your span, your length, your load rating. This is a known duration and your supplier should give you a firm one before you commit.

Shipping. Predictable, and the part everyone worries about.

Site preparation. This runs in parallel with manufacturing if you plan it that way, and it does not if you wait for the steel to arrive before thinking about drainage. See what to do before the structure arrives.

Assembly. Depends on the structure and the crew. High tunnels on self-drilling anchors go up fast with a small crew and no concrete. Gutter-connected commercial ranges take longer and need footings, which adds a cure period nothing else can compress.

Systems. Irrigation, ventilation, controller. Faster than people expect if the design was done up front, slow if it was left to be figured out on site.

Crop cycle. Now the structure is finished and the clock is entirely the plant’s. Leafy greens run weeks. Tomato runs months. Perennial fruit runs into next season.

Where the delays actually come from

Almost never manufacturing or shipping. Those are scheduled and quoted.

Permits. Outside your control, highly variable, and the reason to start on day one.

Site preparation done late. The most common self-inflicted delay. Growers treat it as something that happens when the structure arrives instead of while it is being built. Concrete cannot be rushed, and a wet site cannot be graded.

Decisions made in the middle. Every specification changed after manufacturing starts costs time. Every one made before it starts costs nothing.

Weather. You cannot pour footings in a freeze or pull film in high wind. Northern projects have a construction window and it is shorter than the calendar suggests.

The decision that matters more than the timeline

Not “how long will this take.” “What am I planting first, and when does it need to go in?”

Work backward from the planting date. That is your real deadline, and it is the one worth protecting.

Miss it by two weeks and you often lose a whole cycle, because the crop calendar does not care that your structure was almost ready. Growers who plan forward from the order date land wherever they land. Growers who plan backward from a planting date hit it.

This is also why the smartest scheduling move is often to aim at a shoulder season rather than a peak. Getting a structure finished in time for a fall planting is a much lower-stress project than trying to hit spring, and the first crop under a new structure is a learning crop anyway.

What the timeline does not include

Learning the system. Your first cycle under cover will not be your best. Climate management, irrigation scheduling and pest scouting under plastic are different from open field, and everybody takes a cycle to get calibrated. Budget for that in your expectations, not just your calendar.

Getting yields to the published range. First-year numbers run below what your extension service publishes, and that is normal. The range assumes a grower who has done it before.

How to compress it honestly

Three things genuinely shorten a project.

Start permits immediately. Before design is final if your jurisdiction allows it.

Do site preparation in parallel with manufacturing. Not after delivery. This alone is often the difference between hitting a planting date and missing it.

Decide the systems up front. Irrigation, ventilation and controls designed alongside the structure install quickly. Designed afterward, they turn into a second project.

Two things do not shorten it and are worth naming: rushing the footings, and skipping the drainage work. Both come back within a year and cost more than the time they saved.

The lower-capital path

If the timeline is the constraint, a high tunnel is the fastest way into protected growing: self-drilling anchors, no concrete, no cure period, a small crew. That program adds time to the front of the project and money to the middle of it. Whether the trade is worth it depends on how hard your planting date is.
